Ketabcha, up close
Three screens from the app: the owner’s home, a tenant’s bills, and a bill being forwarded.
Building accounts still get lost in paper and chat
Paper notebooks
Rent and expenses live in one notebook that only one person can see. If it’s lost or damaged, the records go with it.
Scattered WhatsApp messages
Receipts, bill photos and reminders get buried in WhatsApp groups, and nobody is sure which payments were recorded.
Owners can’t see their share
Co-owners wait for the manager’s report and never quite know how much of each month’s rent and costs is theirs.
Get started in three steps
- 1
Add your building and owners
Create floors and units in one go, and set each owner’s share as a percentage.
- 2
Send invoices by SMS
At the start of each month, invoices are drafted for every tenant. Send them all with one tap; tenants don’t need an app.
- 3
Everyone sees the same numbers
Managers, owners and tenants each see exactly the figures that concern them. No disputes, no guesswork.
Water, power and generator bills, from meter to paid
Water, electricity and generator bills are issued by the building manager or a private power company, and reach owners and tenants directly in Ketabcha. Owners can forward a bill to their tenant with one tap, and everyone keeps track of their own costs.
- 1Building manager / Private power company
The bill is issued
The building manager or a private power company issues each unit’s bill from its meter.
- 2Owner
It reaches the owner
The bill lands in the owner’s Ketabcha, with usage and due date.
- 3Tenant
Forwarded to the tenant
If the tenant pays it, the owner forwards it with one tap; the tenant opens it from a link.
- 4Paid
Payment is recorded
The payment is recorded, the issuer gets paid, and everyone keeps track of their own costs.
- This month’s usage next to past months
- Bills for several units, together for one owner
- Money goes straight to the issuer’s own account
Everything you need to run a building’s books
Water, power and generator bills
Bills come from the building manager or power company to the owner, who can forward them to the tenant.

A unit can have several owners. Rent and expenses are split automatically by each owner’s share.
Invoices by SMS and WhatsApp

Expenses with bill photos
Log each expense with a photo of the bill or receipt. Large expenses go to owners for approval first.
Monthly owner reports

Months from Hamal to Hut, the way Afghanistan keeps time. Gregorian dates are kept alongside.

Yes. Building managers and private power companies can issue water, electricity and generator bills in Ketabcha. Money goes straight to the issuer’s own account; Ketabcha only records it.
Do tenants need to install an app?
